The requirements can depend on the type of property, its Land Registry and cadastral status, whether it forms part of a community of owners, and how that community is constituted.
Before submitting an application, we review the property information and identify the appropriate route. This is particularly important for properties within developments or horizontal divisions, where additional community or Land Registry documentation may be required.
Where a property forms part of a community of owners, approval to carry out tourist accommodation activity may be required before the application can proceed.
The documentation needs to be checked carefully. Simply having minutes from a community meeting does not necessarily mean that the document is sufficient for the tourism application.

Some properties appear within a horizontal division but do not have an active or formally constituted community of owners.
This is relatively common in certain developments in Murcia.
In suitable cases, it may be possible to obtain a certificate from the Land Registry confirming the position of the community and use this as supporting documentation for the tourism application.
Each property must be assessed individually before relying on this route.
We first review the information available for the property and identify any obvious issues that could affect the application.
We confirm what documentation is required, including any community approval or Land Registry evidence where applicable.
The declaración responsable is prepared and submitted to the Instituto de Turismo de la Región de Murcia.
Once the application has been processed and accepted for registration, Turismo issues the property's tourism registration number.
This number must then be used when the property is advertised as tourist accommodation.
Registration does not remove the obligation to comply with the requirements applicable to a Murcia vivienda de uso turÃstico.
The property should be properly equipped, documented and prepared for guest use.
Turismo may subsequently arrange an inspection of the property to confirm that it complies with the applicable requirements.

The price includes the Land Registry certificate fee up to €50.
If the Registry cost exceeds €50, we will confirm the additional amount before proceeding.
Where the certificate shows that the proposed route cannot be used, €150 is refunded. The remaining €100 covers the Land Registry request and our review of the property and documentation.
Older registrations are not automatically the end of the compliance process.
